This property was brought to us by an investor who needed our development experience to help him convert it to three high spec flats. It had been owned by a retired Landlord who was unable to maximise the value as it has been unlawfully converted to a mix of bedsits and flats. It was very run down and needed significant investment to improve the layouts and condition of the individual apartments.
Our Joint Venture partner offered to purchase the property on a part now/part later basis (Vendor Finance) with the balance paid when the flats are sold individually. Purchasing in two stages saved the project £100k in financing allowing us to pay more to the owner than if it were a standard purchase.
The property is owned by a landlord that has moved away and is too busy to manage it. The outstanding mortgage is £250,000 which is the current market value, meaning that if she sells now she will not recover her refurbishment and running costs to date.
We offered to lease the property for the remaining term of the mortgage and purchase it within that period for £250,000 plus 50% of any uplift in value. This will allow the owner to benefit from the increase in value with no further cost or hassle of looking after it.
The owner of the property was keen to sell quickly as he was in financial difficulties. We were able to purchase using bridging finance which is traditionally a quicker than obtaining a mortgage and therefore secure a 25% discount.
This property was originally built in the 1800's and the façade is grade II listed, the rear of the building was rebuilt in the 1990's as two separate flats. We have split the titles of the flats and refinanced both properties onto separate mortgages therefore creating instant equity of £60,0000
